JOB POSTINGS Construction Manager
SCOPE OF WORK: The Construction Manager will oversee the construction of all Habitat for Humanity Windsor-Essex homes. Key responsibilities: Manage the project plan, develop a build strategy, support supply procurement, provide build site supervision to trades and project team, and ensure timely completion of the project. The standard hours of the position are Monday through Friday, approx. 8am-4pm (times will vary), and the salary is based on 37.5 hours per week. This is a management role that requires a high level of responsibility and commitment. As such, the successful candidate may be required to work more than the standard 37.5 hours per week, including some evenings and weekends, as needed to fulfill their duties and responsibilities. Your workplace will be flexible with the needs of the build with time divided between the offices of HFHWE at 51 Edinborough and the build site SKILLS, EDUCATION & EXPERIENCE: · Relevant years experience in the field of construction · People skills, superior organizational abilities, and demonstrated experience as both a team leader and a team builder · Experience in building rapport and creating a team environment where all those with project responsibilities work well together · Ability to maintain a high level of organization by ensuring daily job allocation · Experience in planning how each process should be done, how resources are to be acquired, and when the project should be completed · Ability to determine potential risks while devising proactive ways to solve them · Ability to welcome feedback and use it to improve the quality of production · Must have a valid driver’s license, a clear driver’s abstract, appropriate private vehicle insurance, a personal vehicle that can be used for work purposes, and a clear criminal record · Given the physical demands of the position, the Site Superintendent must be able to lift 30lbs above their head, able to bend, squat, and able to access all areas of the ReStore(s), Affiliate Office(s) and Build project sites. DUTIES AND RESPONSIBILITES: Home Construction · Ability to read architectural drawings · Understanding of Ontario Building Code · Layout and frame Habitat Homes in conjunction with teams of Habitat volunteers · Install siding on Habitat Homes in conjunction with teams of Habitat volunteers · Install flooring and trim in Habitat Homes in conjunction with teams of Habitat volunteers · Paint Habitat Homes in conjunction with teams of Habitat volunteers · Lot grading and landscaping Build Project Management · Follow the project timeline to complete homes on schedule · Work within the budget by adequately estimating the costs and cutting unnecessary expenses · Liaises with the professional trades for electrical, plumbing, HVAC, and insulation. Provides on-site and on-going oversight to their work · Prepares tenders for the construction trades, receives multiple bids, processes bids in a fair and timely manner, summarizes bids received and makes recommendations to the ED/CEO · Ensure the completion of relevant inspections at key points in the project (inclusive of completion, receipt of and filing of appropriate paperwork/documentation) · Managing both internal and external risks within the project’s lifetime · Attends monthly Build Committee Meetings, and is available for meetings with/presentations before the Board of Directors if/as required by the ED/CEO Procurement · Ensures that all materials, supplies and GIK items are ordered, received and inventoried · Work with Contractors and suppliers to ensure all materials are on-site for each day. Attention paid to allocate resources to ensure there is no shortage while avoiding any unnecessary delays Administration · Maintains a record of the project plan and budgets for evaluation and replication on future builds · Provides any and all documentation to comply with CMHC funding agreement · Follows all organizational bylaws, policies, protocols and memorandum · Submits all receipts/invoices/packing slips for accurate bookkeeping processes. · Will assist with permit applications and lot servicing applications as required/requested in coordination with our project partners · Keeps and signs off on daily Build Site notes in SiteDocs · At the close of the project provide recaps issues and successes · The Site Supervisor will perform a Tarion walk-through and follow all Tarion requirements Further details available in the Indeed post, click link to view.
